Effective marketing is one of the keys to attract a high-quality applicant. We prepare a custom market analysis for each property we manage to determine the optimal rent to maximize the financial return on your investment.

When a property is vacant, our goal is to obtain a highly qualified resident as quickly as possible. We provide a competitive rental price analysis which combines market stat with our professional knowledge of the current market conditions to give you the most significant expenses a landlord will incur, we minimize vacancy time through competitive rental rate pricing while ensuring overall income maximized.

In addition to photos, we market our properties with video tours so they can be viewed online at the convenience of the applicant. We partner with other listing platforms (Zillow, Trulia, Realtor, Rentals, Apartments.com and more).

We use our social media platforms to showcase our properties. When homes are rent-ready, we are usually able to fully market a home within 72 hours of the listing appointment.

Is Your Property Rent Ready?
We are committed to providing safe, clean and properly maintained homes to our residents. In order to comply with Local and State housing habitation regulations and MPM's standards, the items below must be completed before we will advertise and a property.

Property should be professionally cleaned and free of trash and debris, inside and outside.

HVAC system to be in good operating condition, with a new filter installed.

All mechanic elements including appliances operating as designed.

Doors and locks should all function properly.

Windows must open, close, and lock properly and window screens be in good condition.

Rent- Ready Requirements
​
In order to comply with both internal and state rental housing requirements, every property must meet the below list in order to be fully advertised and approved to be "Rent Ready".

Requirements:

Professionally cleaned to "Hospitality Clean"

Carpet professionally cleaned and looking fresh and floors cleaned, buffed and cared for. Free from damages.

All painted surfaces fresh with no mis-match touch up areas and repainting must be done corner to corner.

All bedroom windows must have vertical or mini blinds.
-
No personal property or items in the unit. This includes furniture, knickknacks, toiletries, shower curtains, Kleenex boxes, kitchen or bathroom items, soap dispensers, pictures, etc.

No lawn equipment (Unless owner will be responsible for repairs)
-
Garage floor swept and free of personal property
-
No exterior debris
-
Lawn cut and trimmed
-
Landscaping fresh and clean.

Carbon Monoxide detectors installed within 15 feet of each bedroom. Wall- Mount ONLY- NO PLUG IN UNITS.

Smoke detectors on each floor and in each bedroom

Back sliding doors must have vertical blinds.

All light bulbs working.

Doors Open & Close smoothly and doorstops installed on all doors.

Bathroom caulking must be fresh and free of mildew.

All mechanical components working as designed. Includes HVAC, plumbing and electrical systems & sockets, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, swamp coolers, fireplaces, water filtration systems etc.

Safety rails secure.

Exterior window wells require covers.

Wood burning fireplaces, if operational, shall be clean of any debris and have a fireplace screen or heat-proof glass doors installed. If non-operational, the fireplace opening on the interior of the shall be permanently sealed with an aesthetically pleasing material.
